Now if you have pets, make sure to have a friend come over and give your house the sniff test so there's no offending odors to potential buyers. Some people are really sensitive to pet odors that we can't smell when we live with them on a daily basis. Also, make sure that you know where your pets are going to be kept safely while the house is being shown. You probably don't want to leave it up to the showing agent or potential buyer to make sure Fluffy doesn't escape outside!
And fifth, take down any permanently attached item that you're wanting to take with you. For example, if you have a beautiful chandelier that you're wanting to take with you, make sure you take it down and replace it with something else before you put your house on the market. Sometimes, when a potential buyer walks in, they can fall in love with the house because of the chandelier. And if they find out they can't have it, that could potentially be a deal killer.
As a bonus tip, make sure that you have a plan of where you're going next. Having a plan up front is going to really help you in the long term. Before you ever put that sign in the yard, be sure and discuss these plans with your real estate agent.
