There are lots of things that you could do to get your house ready to sell, but we're going to be talking about the things that are most important and beneficial to actually get your home sold in Flower Mound and the surrounding areas. 

The first is to make sure you have clear title to the house. Has there been any death or divorce? Any issues with the mortgage company? Things like that. If those things are not cleared up front, that could potentially cost you the sale of the home and possibly financially as well. 

Secondly, clean it up, declutter it, box up anything that you're not currently using but want to keep. Make sure your house looks as open and has as much space as possible. Do repairs - those things that are broken that need fixing, as long as it's in your budget, go ahead and fix those small little things up front. If there are major repairs needed, such as a foundation or roof, it's best to discuss that with a knowledgeable real estate agent. There are some cases when you can sell it 'as is.'

The third is to stage it. Make sure the house looks really pretty. What is the curb appeal like? How does the interior look compared to other homes that are for sale or have sold just recently in your area? Make sure you're asking your realtor these great questions. You'll want your home to stand out and look amazing. Many times it can be done with just minor touches, like moving furniture.  

Now if you have pets, make sure to have a friend come over and give your house the sniff test so there's no offending odors to potential buyers. Some people are really sensitive to pet odors that we can't smell when we live with them on a daily basis. Also, make sure that you know where your pets are going to be kept safely while the house is being shown. You probably don't want to leave it up to the showing agent or potential buyer to make sure Fluffy doesn't escape outside!

And fifth, take down any permanently attached item that you're wanting to take with you. For example, if you have a beautiful chandelier that you're wanting to take with you, make sure you take it down and replace it with something else before you put your house on the market. Sometimes, when a potential buyer walks in, they can fall in love with the house because of the chandelier. And if they find out they can't have it, that could potentially be a deal killer. 

As a bonus tip, make sure that you have a plan of where you're going next. Having a plan up front is going to really help you in the long term. Before you ever put that sign in the yard, be sure and discuss these plans with your real estate agent. And if you're getting a loan, make sure that you talk to your lender first if you're wanting to buy another house after the sale of this one. Understand where you are financially, what you need to have for the down payment for that next house, or what things will look like after the sale. That's going to make a big difference when you have that plan up front so that you don't get caught. Everybody that's helping you -  your agent, your lender, those people around you they need to understand what your thoughts are - what your goals are - so that they can help you achieve those and not find yourself in a really bad situation.
